It’s also important to be aware that a landlord with multiple rental properties could face even higher fines for non-compliance. The harshest penalties are given only for serious breaches, and landlords with six or more properties can be fined as high as $50,000, and as much as $100,000 in hearing claims.

Unreasonable Gaps & Holes

Draught Stopping Birchville

Draughts can lead to lower temperatures in homes. A humid house will cost more to heat, meaning wasting energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a hole or gap or crack, then it is probably a gap or hole which needs sealing in somehow. Large gaps and cracks should be permanently stopped. Cracks that are greater than 3mm and let air into or out from your home need the sealing. For example, if the open fireplace is not in use, it may cause draughts and should be shut from. Property managers and landlords are accountable for ensuring that such draughts are squelched in the maximum extent possible.

There is no require to block up intentional holes or gaps in the building. For example, tiny gaps around windows and doors might be necessary to allow for movement of the structure when the house gets warmer and cooler, so that they are able to be opened and closed rather than securing. We will check all doors and windows in our Healthy Homes assessment of your rental property.

Proper heating is crucial for healthy homes

Heating Birchville

Rental properties in Birchville require a reliable heating source that can heat the main or largest living space to at least 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements that it be permanently fixed (i.e. not portable), at least 1.5 kW of heating capacity, and meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to determine whether your current fixed heater(s) are adequate or whether you will need to "top up" by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters are not considered to be suitable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it must be equipped with an thermostat. This will help make the heating more consistent and efficient. In most houses, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters will be required. In some instances, such as small apartments an electric, fixed heater may be sufficient.

If the main living room already has a fixed heating source, like the heat pump, it might just need an update in order to comply with the standards. Certain types of heaters cannot be utilised to meet the standard as they are either costly, not cost-effective to run, and/or unsafe to run.

Each living space within a rental home must contain at minimum one open window or exterior door to offer natural airflow. Furthermore, moist areas such as kitchens and bathrooms must have a suitable externally vented extractor fan to remove moisture.

The ventilation standard is about recognising the fact that the dry atmosphere is less difficult to heat and a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are all considered living spaces. Connecting spaces like the hallway are not considered liveable and are not require an opening window or door.

Each door, window or Skylight needs to have the ability to open to the outside while remaining set in an opening position to allow for fresh air circulation and air flow.

Bathrooms, kitchens, as well as any other space in your home that has a bath, shower, cooktop or other high moisture generating item will need suitable extractor fans that vent to the outside. We offer a Healthy Homes Assessment service will check that there is adequate air circulation in every living space, including suitable extractor fans in areas of high moisture.

Insulation for underfloor and ceilings is mandatory to all rental houses as of July 1st, 2019. Property managers and landlords have to ensure that the insulation meets current standard. In some instances, existing ceiling insulation or insulation in the sub floor space may require to be added or replaced.

A well-insulated house can help control condensation, and decrease the risk of mould and dampness, and will also make an easier task to the household to retain the heat.

The "R" signifies thermal resistance, and it is a measurement of how well the insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

Birchville Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside of the building; you have to ensure there is somewhere for surface, rain and ground water to go and stop it from coming inside. When it comes to moisture and damp it is typically those things that you aren’t aware of that can become a big problem and cause damage to your investment and harming your tenant’s well-being.

Rental properties must have efficient drainage to eliminate storm water, surface water and ground water, including an appropriate runoff or outfall. Making sure that water has a place to go, and it doesn’t get sucked into structures is an important aspect of keeping your property dry.

In addition to a drainage system to avoid moisture from entering, if your rental is enclosed between floorboards and soil, a ground-water barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground, to block any moisture present in the ground from entering the home. It also helps in preventing water damage to the floor insulation.
