Unreasonable Gaps & Holes

Draught Stopping Birchville

Draughts are a major cause of low temperatures inside houses. A cold home costs more to heat, resulting in wasted money and energy.

If a draught is noticed from gaps that are not adequate or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see a clear draught from a hole or gap that is, it’s likely a crack or hole that requirements sealing in the way you can. Cracks and gaps that are large should be sealed permanently. Gaps greater than 3mm that allow air in or out within the home need seals. For example, if an open fireplace isn’t used it may cause draughts and should be sealed off. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed in the maximum extent imaginable.

You don’t require to block up intentional holes or gaps in the construction. For example, tiny gaps around windows and doors could be required to allow for movement of the building when the house warms and cools so that they can still be shut and opened, rather instead of being stuck. We will examine all doors and windows during the Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure well-being homes

Heating Birchville

Rental properties in Birchville should have a permanent source of heating that can heat the largest or main living space to at least 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs that it be permanently fixed (i.e. not portable), at least 1.5 horsepower in capacity, and it must have the minimum capacity for heating required in the living area. A Heating Assessment Tool could be used to determine if the installed heater(s) are adequate or if you’ll need to ‘top up’ with an additional heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters are not considered to be acceptable heating options under the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump it must be equipped with the thermostat. This will help make the heating more uniform and efficient. In most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in certain instances like small apartments the smaller fixed electric heater may suffice.

If the main living room already has a permanent heating source such as a heat pump, then it may need some additional energy to ensure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the quality as they are either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Birchville

Every living space in a rental house must have at least one opening door or window to offer natural airflow. In addition, high moisture areas such as kitchens and bathrooms should have an venting fan outside to get rid of moisture.

This ventilation quality is all about understanding the fact that dry air will be less difficult to heat and that a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable , and thus don’t require an opening door or window.

Each door, window or the skylight requirements to have the ability to open up to the outside while remaining closed, allowing for fresh air circulation and air flow.

All kitchens and bathrooms, as well as any other space in your home that has shower, bath or cooktop, or any other water-generating appliance will need suitable extractor fans that vent towards the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Birchville

Underfloor and ceiling insulation is mandatory on all rental houses from 1 July 2019. All landlords and property managers are required to ensure the insulation meets current quality. In certain situations, the existing ceiling insulation or insulation in the sub floor space might require to be added or replaced.

A well-insulated property will help to control condensation and reduce the chances of mould and damp, and will also make much easier for the home to retain heat.

Insulation needs to be in compliance with the R-values for your area

The "R" stands for thermal resistance, and it is a measurement of how well insulation resists heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Birchville Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside of the building it is also about the outside. You must make sure there is somewhere for surface, rain as well as groundwater to move and stop it from coming inside. When it is damp and moisture, it is typically what you don’t see that can cause a lot of trouble and cause damage to your investment as well as harming your tenant’s well-being.

Rental properties must be equipped with effective drainage to get rid of rainwater, storm water and groundwater, with an appropriate runoff or outfall. Making sure that the water has a place to go and that it isn’t allowed to remain beneath structures is an crucial aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture from entering, if your property has an enclosed space between the floor and the ground, a ground water barrier should be put in place if it’s reasonably practicable to install it.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground to prevent any moisture that is present in the ground from entering the home. It also helps prevent water damage to the floor insulation.
