If a draught is perceived as a result of gaps or holes that it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or a clear draught from a crack or a gap, then it is probably a gap or crack that requirements sealing in some way. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that allow air in or out from your home need seals. For instance, if an open fireplace isn’t being used, it may cause draughts and should be blocked off. Property managers and landlords are responsible for making sure such draughts are eliminated in the maximum extent possible.

There is no need to block off holes or gaps in the building. For instance, small gaps around doors and windows could be necessary to allow for movement of the structure as the home heats and cools, so that they are able to be closed and opened rather instead of being stuck. We will inspect all windows and doors as part of an Healthy Homes assessment of your rental property.

Rental properties in Birchville require a reliable source of heating that is able to heat the living space to at least 18degC, even during the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements for it to be permanent (i.e., not portable) that is, at minimum 1.5 kW in heating capacity, and meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool could be used to determine whether the fixed heater(s) are adequate or if you’ll need to "top up" by adding a second heater. Fires that are open and unflued heaters such as portable LPG bottle heaters aren’t considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump it should be equipped with an thermostat. This will help make the heating more reliable and effective. For most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If the main living room already has a central heating source, like the heat pump, it might need an update to make sure it meets the requirements. Certain types of heaters cannot be used to achieve the quality as they are either costly, not cost-effective to run, or unsafe to operate.
