Healthy homes are important

Why is Healthy Homes Compliance so important?

About 1 in 3 households rent the property in New Zealand and Birchville, and research has shown that these rental homes are likely to be colder, older, have less efficient heating, and generally have lower quality than the homes of owners.

Damp, mouldy and cold homes are associated with negative well-being outcomes, especially for diseases like colds and asthma, as well as heart diseases. The improvement in the quality of Birchville rental property will help tenants experience improved physical and mental health and reduce the disturbance to learning, work and living due to health issues. Your investment is also safeguarded from mildew, mould and damp damage, meaning lower maintenance costs in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Birchville

Draughts may lead to low temperatures inside households. A damp home is more expensive to heat, meaning wasting energy and increased bills.

If a draft can be felt from unreasonable gaps or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or a clear draught out of a hole or gap and you are able to feel it, it’s most likely a gap or an opening that requirements sealing in somehow. Large gaps and cracks should be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit within the house need the sealing. For example, if an open fireplace isn’t in use it can cause draughts and should be sealed from. Property managers and landlords are accountable for ensuring such draughts are eliminated as much as imaginable.

There is no need to cover up holes or gaps that are part of the building. For instance, small gaps around doors and windows could be required to allow for the movement of the building when the home warms and cools in order to let them be closed and opened rather instead of being stuck. We will test all windows and doors in your Healthy Homes assessment of your rental property.

Heating Birchville

Rental properties in Birchville need to have a stable source of heat that can heat the principal or the biggest living room to at least 18degC, even during the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental well-being.

The heating source requirements for it to be permanent (i.e. not portable) with at least 1.5 kW in heating capacity, and it must have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool could be used to determine if your current permanent heater(s) are adequate or if you’ll need to top up with an additional heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters aren’t considered acceptable heating options for the Healthy Homes Standard.

If the heating you offer is electric heating or heat source, then it must include a thermostat. This will help make your heating more consistent and efficient. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances like apartments with small spaces the smaller fixed electric heater might be enough.

If the main living room already has a central heating source, like heat pumps, it might need a top up to be able to meet the standards. Certain kinds of heaters cannot be used to meet the standard since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Birchville Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the interior of the building but you must make sure there is somewhere for rain, surface as well as groundwater to move, and stop it from coming into the building. When it is damp and moisture, it is usually those things that you aren’t aware of that could become a major issue and cause damage to your investment and harming the tenant’s well-being.

Rental properties must have efficient drainage to remove rainwater, storm water and ground water, which includes the proper outfall or runoff. Making sure that the water has a place to go and that it doesn’t sit beneath structures is an important aspect of keeping your property dry.

In addition to the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between floorboards and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from accumulating into the property. It also helps in preventing from causing damage to the flooring insulation.
