From the 1st of July in 2021, when a brand new, renewed or varied lease is entered into on the Birchville rental property, all Healthy Homes compliance work must be completed inside of 90 days.

Failure to meet each of Healthy Homes Standards within the period of time expected can lead to a fine of up to $7200. Additionally, if a current Healthy Homes Statement of Compliance is not incorporated within an updated, renewed, or revised tenancy contract, it could result in additional penalties or an infringement fee.

Anyone can request information regarding the Healthy Homes Standard and how they relate to the home they are living in. If the landlord or property manager does not supply the information requested within 21 days of being informed of the request, they could receive an infringement notice and be fined upto $750.

In addition, there’s an additional fine of approximately $900 for property owners or property managers providing a false or false Healthy Homes Compliance Statement or information. All the information on the Statement of Compliance needs to be accurate at the time that the tenancy agreement is executed, and it is updated during the entire tenancy, as related work is completed.

It’s also important to note that landlords who own multiple rental properties may receive greater penalties for non-compliance. The harshest penalties are handed down for the most serious breaches. Landlords with more than six properties could be fined as high as $50,000, and even as high as $100,000 for hearing claims.

If a draught can be perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a hole or gap that is, it’s likely to be a gap or crack that needs sealing in some way. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit within the house need to be sealed. Adequate heaters are important for healthy homes

Heating Birchville

Birchville rental properties need to have a stable heating source that can warm the living space to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat requirements to remain fixed (i.e., not portable) and at minimum 1.5 kW in heating capacity, and must meet the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to check if the installed heater(s) are sufficient or if you’ll require to top up with a new heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters are not considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it requirements to be equipped with a thermostat. This will make the heating more uniform and efficient. For most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, such as small apartments the smaller fixed electric heater could be enough.

If the living area is already equipped with a fixed heating source, like heat pumps, it might require an update to meet the standards. Some types of heaters can’t be used to meet the standard since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Birchville

Every living space in the rental property should contain at minimum one open window or exterior door to offer natural airflow. Furthermore, moist areas such as kitchens and bathrooms must have a suitable venting fan outside to remove moisture.

This ventilation quality is about recognising that dry air is less difficult to heat and an apartment that is well-ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces like the hallways are not liveable and therefore don’t require an opening door or window.

Each door, window or the skylight needs at least open to the outside and remain at an open angle, allowing the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other room in your property with a bath, shower and cooktop or another moisture-producing item will require suitable extractor fans that vent towards the outside. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in high moisture areas.

Insulation Birchville

Ceiling and underfloor insulation is mandatory in all rental homes since July 1, 2019. Property managers and landlords must ensure that the insulation meets standards that are in line with the latest standard. Birchville Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the interior of the building it is also about the outside. You must make sure there is somewhere for surface, rain and ground water to go, and prevent it from getting inside. When it comes to moisture and damp it’s usually those things that you aren’t aware of that could become a major issue, causing damage to your investment as well as harming the tenant’s health.

Rental properties require to have effective drainage to remove the stormwater and surface waters and ground water, including an appropriate outfall or runoff. Making sure the water has a proper place to go, and also that it doesn’t sit beneath structures is an crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture from entering, if your rental is enclosed between your floor and ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is typically made of polythene and is laid on top of the ground to stop any moisture in the ground from entering the structure. It also assists in preventing any damage to your underfloor insulation.
