Healthy homes matter

Why is Healthy Homes Compliance so important?

One in three households rent from New Zealand and Birchville, and research suggests that rental houses are most likely to be colder, older and have less effective heating, and generally are of lower quality than the homes of owners.

Damp, mouldy and cold houses can have negative well-being outcomes, particularly for diseases like colds and flu, asthma and cardiovascular issues. Additionally, those who report at least four key issues with their housing often have low life satisfaction and reduced mental health.

Enhancing the standard of Birchville rental property can help tenants enjoy better mental and physical health and minimise the interruption to learning, work and living because of diseases. Your investment is also protected from mould, mildew and damp damage, meaning less maintenance costs in the long-term.

The Healthy Homes Standard is a list of specific and minimum standards for Heating, Insulation Ventilation, Moisture Ingress and Drainage, and Draught Control within Birchville rental properties.

Draught Stopping Birchville

Draughts increase the likelihood of lower temperatures in houses. A cold house is more expensive to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught is felt from unreasonable gaps or holes that it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a crack or a gap and you can feel it, it’s likely a crack or crack that requirements sealing in some way. Large gaps and cracks should be fixed permanently. Cracks that are greater than 3mm and allow air in or out into your home require the sealing. For example, if the open fireplace is not in use, it can cause draughts and should be blocked from. Landlords and property managers are accountable for ensuring such draughts are eliminated whenever possible.

You don’t need to block up intentional holes or gaps that are part of the building. For instance, small gaps around windows and doors could be required to allow for movement of the structure as the house warms and cools in order to let them be opened and closed rather than sticking. We will test all windows and doors during an Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being houses

Heating Birchville

Birchville rental properties should have a permanent source of heat that is able to heat the living space to at least 18degC, even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating needs to remain fixed (i.e. not portable) that is, at least 1.5 horsepower in capacity and have the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to determine whether your current fix heater(s) are adequate or if you’ll need to "top up" with a new heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters aren’t considered acceptable heating options for those following the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, it should have an thermostat. This will make the heating more uniform and efficient. In most houses, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, like apartments with small spaces the smaller fixed electric heater may be sufficient.

If your living space already has a permanent heating source such as an air conditioner, it may need some additional energy to meet the standards. Certain kinds of heaters cannot be used to meet the quality because they’re expensive, inefficient and/or unhealthy to run.

Ventilation Birchville

Every living space in a rental house must have at least one openable windows or an exterior door to provide natural ventilation. Furthermore, moist spaces like kitchens and bathrooms need to have an externally vented extractor fan that can eliminate moisture.

This ventilation standard is all about recognising that dry air is more easy to heat and heat, and an apartment that is well-ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus do not need an opening window or door.

Each door, window or the skylight needs to have the ability to open to the outside while remaining at an open angle in order to allow for fresh air circulation and air flow.

All kitchens and bathrooms, and any other room in your property with a bath, shower, cooktop or other high moisture generating item will require suitable extractor fans that are vented to the outdoors. We offer a Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Insulation Birchville

Ceiling and underfloor insulation is required for all rent homes since 1 July 2019. Property managers and landlords should ensure the insulation meets current standard. In some cases, old ceiling insulation as well as insulation within the subfloor space might require to be added or replaced.

A well-insulated house will help to control condensation, and decrease the risk of dampness and mould, and it will make more easy for the household to hold the heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" signifies thermal resistance, and is a gauge of how well insulation resists heat flow. The more R-value is higher, the better the insulation.

  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Birchville Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside but you must ensure there is somewhere for surface and underground water to flow, and to prevent it from getting inside. When it is damp and moisture, it is usually what you don’t see that can cause a lot of trouble and cause damage to your investment as well as harming the tenant’s health.

Rental properties must be equipped with effective drainage to get rid of rainwater, storm water and ground water, which includes the proper outfall or runoff. Making sure that water has a proper place to go, and it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

In addition to the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between floorboards and soil, a ground-water barrier must be put in place when it’s reasonably practicable to install it.

The ground-moisture barrier generally a polythene sheet laid over the ground, to block any moisture present in the ground from entering the structure. It also helps in preventing moisture damage to the underfloor insulation.
