Healthy homes matter

Why is Healthy Homes Compliance so Important?

A majority of households rent homes in New Zealand and Birchville, and research suggests that rental homes tend to be older, colder, are not as efficient heating and tend to be of poorer quality than owner occupied properties.

Moldy, damp and cold homes are linked to negative health results, specifically for illnesses like colds, asthma, as well as heart diseases. In addition, people who report four or more major issues with their housing often have poor life satisfaction and lower mental wellbeing.

Improving the quality of Birchville rental property can help tenants enjoy better physical and mental health and minimise the disruptions to their work, education and daily life because of diseases. Your investment will also be better protected from mildew, mould and damp damage, meaning lower maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Birchville

Draughts may lead to lower temperatures in homes. A cold home is more expensive to heat, which means wasting energy and incurring higher costs.

If a draught can be noticed from gaps that are not adequate or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating out of a hole or gap that is, it’s probably a gap or an opening that needs sealing in any way. Large gaps and cracks should be sealed permanently. Gaps greater than 3mm that allow air to enter or exit within the house require sealing. For example, if the open fireplace isn’t being used, it can create draughts. This should be shut off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed whenever possible.

You don’t require to block up intentional holes or gaps in the construction. For instance, small gaps around windows and doors might be necessary to allow for the movement of the structure when the house heats and cools, in order to let them be closed and opened instead of than sticking. We will examine the windows and doors in the Healthy Homes assessment of your rental property.

Proper heating is crucial for well-being houses

Heating Birchville

Rental properties in Birchville require a reliable heating source that can heat the principal or the biggest living space to at least 18degC, even during the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to remain fixed (i.e. not portable), at least 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed in the living area. A Heating Assessment Tool could be used to check if the existing fix heater(s) are sufficient or whether you will need to ‘top up’ with an additional heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters are not considered to be safe heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it should have the thermostat. This will help make the heating more consistent and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, like small apartments an electric, fixed heater might be enough.

If your main living space is already equipped with a fixed heating source like an air conditioner, it might need an update in order to comply with the standards. Certain types of heaters cannot be used to comply with the quality since they’re either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Birchville

Each living space within a rental property has to have at least one opening windows or an exterior door to offer natural airflow. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan to remove moisture.

A ventilation quality is all about acknowledging that dried air can be easier to heat and that a property that is well ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallway aren’t liveable , and thus do not require an opening door or window.

Each door, window or Skylight requirements at least open to the outside, but remain closed, allowing to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and every other room of your house that houses shower, bath cooker or any other moisture generating item will require proper extractor fan systems that can be vented to the outdoors. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in high moisture areas.

Insulation Birchville

Underfloor and ceiling insulation is mandatory in all rental homes since July 1, 2019. All landlords and property managers should ensure that the insulation is up to standards that are in line with the latest standard. In certain situations, the current ceiling insulation, or the insulation of the sub floor space might need to be replaced or replaced.

A properly insulated home can help control condensation and reduce the chances of dampness and mould, and it will make more easy to allow the house to hold warmth.

Insulation needs to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation can withstand heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Birchville Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere for surface and underground water to flow, and stop it from coming inside. When it concerns damp and moisture it’s usually those things that you aren’t aware of that can cause a lot of trouble and cause the property to suffer and affecting the tenant’s health.

Rental properties should be equipped with effective drainage for the removal of storm water, surface water and ground water, including an appropriate runoff or outfall. Making sure that water has a location to go, and that it doesn’t sit beneath structures is an important aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture ingress, if your property has an enclosed space between the floor and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground, to block any moisture from the ground from accumulating into the building. It also helps in preventing any damage to your underfloor insulation.
