Failure to meet any of the Healthy Homes Standards inside of the period of time expected can lead to a fine of up to $7200. Additionally, if a existing Healthy Homes Statement of Compliance isn’t incorporated within the renewal, new or revised tenancy agreement it could result in an additional penalty or infringement fee.

Every tenant is entitled to request information about the Healthy Homes Standard and how they relate to the home they reside in. If the property manager does not provide the information requested within 21 days from getting the notice, the tenant could be issued an infringement notice and be fined up to $750.

Unreasonable Gaps & Holes

Draught Stopping Birchville

Draughts may lead to less temperature in homes. A damp home will cost more to heat, which results in wasting energy and resulting in higher bills.

If a draught could be perceived as a result of gaps or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming out of a hole or gap that is, it is likely a crack or hole which needs sealing in any way. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that allow air in or out of your house need seals. For example, if an open fireplace isn’t being used, it can create draughts. This should be blocked from. Property managers and landlords are responsible for ensuring that these draughts are stopped as far as imaginable.

You don’t require to cover up gaps or holes in the building. For example, tiny gaps around doors and windows may be required to allow for the movement of the building as the home gets warmer and cooler, in order to let them be closed and opened rather instead of being stuck. We will check every window and door during the Healthy Homes assessment of your rental property.

A good heating system is important for well-being homes

Heating Birchville

Birchville rental properties require a reliable source of heat that can warm the living area to at minimum 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs to be fixed (i.e., not portable) that is, at least 1.5 kW in heating capacity and have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to check if your current fix heater(s) are sufficient or if you’ll need to "top-up" with an additional heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters are not considered to be suitable heating options in The Healthy Homes Standard.

If the heating that you offer is an electric heater or heat source, then it must be equipped with a thermostat. This makes your heating more consistent and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In certain situations, such as small apartments an electric, fixed heater might be enough.

If your living space already has a fixed heating source, like an air conditioner, it might just need an upgrade to meet the standards. Some types of heaters can’t be utilised to meet the quality as they are either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Birchville

Each liveable space in a rental property must contain at minimum one open windows or an exterior door to provide natural airflow. In addition, high moisture areas like kitchens and bathrooms should be equipped with an externally vented extractor fan that can eliminate moisture.

A ventilation quality is all about understanding that dried air can be more easy to heat and that an apartment that is well-ventilated is less likely to grow damp and mould.

Bedrooms, living rooms kitchens, and dining rooms are considered liveable spaces. Connecting spaces like the hallways are not liveable and don’t require an opening door or window.

Every window, door or skylight requirements at least to open to the outside and remain set in an opening position, allowing ventilation and fresh air air flow.

Bathrooms, kitchens, and any other room in your property with shower, bath and cooktop or another humidity-generating items will require proper extractor fan systems that are vented out to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in areas with high moisture.

Insulation Birchville

Ceiling and underfloor insulation is required on all rental homes since July 1, 2019. All landlords and property managers should make sure that the insulation meets this new quality. In certain situations, the old ceiling insulation as well as insulation within the subfloor space may need to be topped up or replaced.

A properly insulated home can help control condensation, and decrease the risk of mould and dampness, and will also make an easier task for the home to keep warmth.

Insulation requirements to meet the R-values required for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation resists heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Birchville Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building it is also about the outside. You must make sure there is somewhere for rain, surface or ground water, and to prevent it from getting inside. When it is damp and moisture, it is usually those concerns that you aren’t aware of that can become a big problem and cause damage to your investment and affecting your tenant’s health.

Rental properties should be equipped with efficient drainage to get rid of floodwaters, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that water has a location to go, and it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

Alongside an irrigation system to stop water ingress, if the rental is enclosed between the floor and ground, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

The ground-moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture from the ground from getting into the structure. It also assists in preventing water damage to the floor insulation.
