Healthy homes matter

What is the reason Healthy Homes Compliance So Important?

A majority of households in New Zealand and Aro Valley, and research shows us that these rental homes are likely to be older, colder, are not as efficient heating, and generally have lower quality than owner occupied properties.

The damp, cold and mouldy houses are associated with negative health results, specifically for illnesses such as colds and flu, asthma and cardiovascular conditions. Unreasonable Gaps & Holes

Draught Stopping Aro Valley

Draughts can lead to less temperature in households. A cold home costs more to heat, which means wasting energy and incurring higher costs.

If a draught could be perceived as a result of gaps or holes or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating out of a hole or gap and you can feel it, it is most likely a gap or crack that needs sealing in somehow. Large cracks and gaps should be sealed permanently. Any gaps greater than 3mm that let air in or out from your house need to be sealed. In the case of an open fireplace is not in use, it can cause draughts and must be sealed from. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as much as possible.

You don’t require to cover up gaps or holes which are part of the construction. For instance, small gaps around windows and doors could be required to allow movement of the building when the house heats and cools, so that they can still be closed and opened rather than securing. We will check all doors and windows in your Healthy Homes assessment of your rental property.

Heating Aro Valley

Rental properties in Aro Valley require a reliable source of heat that is able to heat the largest or main living room to at least 18degC even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat requirements to be fixed (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed for the main living room. A Heating Assessment Tool could be used to determine if the current installed heater(s) are sufficient or if you’ll require to "top up" with an additional heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it should have an thermostat. This will help make the heating more reliable and effective. In most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases such as small apartments small apartments, a smaller electric fixed heater may be sufficient.

If the main living room already has a fixed heating source, like heat pumps, it may require an upgrade in order to comply with the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Aro Valley

Every living space in the rental property should have at least one opening windows or an exterior door to provide natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms must have a suitable externally vented extractor fan to eliminate moisture.

A ventilation standard is about recognising how dried air can be more easy to heat and that the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable and therefore are not need an opening door or window.

Each window, door or Skylight needs to be able to open up to the outside, and stay set in an opening position to allow for fresh air circulation and ventilation.

All kitchens and bathrooms, as well as any other space in your house that houses shower, bath, cooktop or other high moisture-producing item will require adequate extractor fans that vent out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Aro Valley

Insulation for underfloor and ceilings is mandatory to all rental houses from 1 July 2019. All landlords and property managers have to make sure the insulation meets the new standard. In some cases, old ceiling insulation as well as insulation within the sub floor space may need to be filled with or replaced.

A house that is well-insulated can help control condensation, and decrease the risk of mould and dampness, and will also make an easier task to the household to keep heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" signifies thermal resistance and is a gauge of how well insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Aro Valley Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside of the building; you have to ensure there is somewhere to allow surface, rain as well as groundwater to move, and also stop it from getting inside. When it comes to moisture and damp it’s typically those things that you aren’t aware of that can become a big problem and cause damages to your investment and affecting your tenant’s well-being.

Rental properties should have effective drainage to remove the stormwater and surface waters, and groundwater, with an appropriate runoff or outfall. Making sure the water has a location to go and that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

Alongside an irrigation system to stop moisture ingress, if your rental has an enclosed gap between the floor and the ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground to prevent any moisture in the ground from entering the home. It also helps to prevent moisture damage to the underfloor insulation.
