Unreasonable Gaps & Holes

Draught Stopping Aro Valley

Draughts are a major cause of lower temperatures in homes. A humid house is more expensive to heat, resulting in wasted energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes that it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a gap or hole and you can feel it, it is probably a gap or crack that needs sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and let air into or out from the house require the sealing. In the case of an open fireplace isn’t in use it could cause draughts, and should be shut from. Property managers and landlords are responsible for ensuring such draughts are eliminated as much as imaginable.

There is no require to cover up holes or gaps that are part of the building. For example, tiny gaps around doors and windows could be necessary to allow movement of the structure when the house heats and cools, so that they can still be closed and opened rather than securing. We will examine all doors and windows in our Healthy Homes assessment of your rental property.

The proper heating equipment is important for well-being homes

Heating Aro Valley

Aro Valley rental properties require a reliable source of heating that is able to heat the living space to at least 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs to remain fixed (i.e. not portable) and at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool could be used to determine whether the permanent heater(s) are sufficient or whether you will require to ‘top up’ by adding a second heater. Open fires and unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be acceptable heating options under the Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, then it must be equipped with an thermostat. This will make the heating more consistent and efficient. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in some cases like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If your living space is already equipped with a fixed heating source such as the heat pump, it might just need an upgrade to make sure it meets the requirements. Certain types of heaters cannot be used to comply with the standard since they’re either expensive, inefficient or are unsafe to operate.

Ventilation Aro Valley

Each liveable space in a rental home must have at least one opening doors or windows to offer natural airflow. Furthermore, moist spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan to eliminate moisture.

This ventilation quality is all about understanding the fact that dried air can be much easier to heat and that an apartment that is well-ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway aren’t liveable , and thus are not need an opening door or window.

Each door, window or Skylight needs at least to open up to the outside while remaining at an open angle in order to allow ventilation and fresh air ventilation.

All bathrooms and kitchens and any other area in your home with a bath, shower cooker or any other humidity-generating items will require adequate extractor fans that are vented out to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces that includes extractor fans that are suitable in high moisture areas.

Insulation Aro Valley

Underfloor and ceiling insulation is mandatory for all rent houses from 1 July 2019. Property managers and landlords are required to make sure that the insulation is up to current quality. In some cases, current ceiling insulation, or the insulation of the subfloor space might need to be filled with or replaced.

A properly insulated home can help control condensation and lower the chance of dampness and mould, and will also make an easier task to allow the household to retain warmth.

Insulation requirements to be in compliance with the R-values of your area.

The "R" signifies thermal resistance and is a gauge of how well insulation is able to resist heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Aro Valley Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside; you have to make sure there is somewhere to allow surface, rain and underground water to flow, and stop it from coming inside. When it comes to moisture and damp it’s usually what you don’t see that can become a big problem that can cause the property to suffer and affecting your tenant’s health.

Rental properties should have effective drainage for the removal of the stormwater and surface waters, and groundwater, with the proper outfall or runoff. Making sure that the water has a location to go, and it doesn’t sit beneath buildings is an essential part of making sure your property is dry.

In addition to a drainage system to prevent water ingress, if the rental has an enclosed gap between your floor and the surface, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, in order to block any moisture present in the ground from rising into the structure. It also helps to prevent from causing damage to the flooring insulation.
