Unreasonable Gaps & Holes

Draught Stopping Aro Valley

Draughts are a major cause of less temperature in homes. A humid house costs more to heat, meaning wasting energy and incurring higher costs.

If a draught is felt through gaps that are too large or holes or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or a clear draught out of a hole or gap that is, it’s likely a crack or hole which needs sealing in some way. Large gaps and cracks should be fixed permanently. Cracks that are greater than 3mm and let air in or out into your house require seals. For example, if the open fireplace is not in use, it could cause draughts, and should be blocked off. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed as much as possible.

You don’t require to cover up gaps or holes which are part of the building. For example, tiny gaps around windows and doors could be necessary to allow for movement within the structure as the home heats and cools, so that they are able to be shut and opened, rather instead of being stuck. We will inspect every window and door in an Healthy Homes assessment of your rental property.

Heating Aro Valley

Rental properties in Aro Valley need to have a stable source of heat that can warm the main or largest living room to at least 18degC, even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements to remain fixed (i.e. not portable), at minimum 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool can be used to determine if the existing installed heater(s) are adequate or if you’ll require to "top up" with a new heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump, it should include the thermostat. This will help make your heating more consistent and effective. In most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like apartments with small spaces an electric, fixed heater might be enough.

If your living space already has a central heating source, like a heat pump, then it might require some additional energy in order to comply with the standards. Some types of heaters can’t be used to achieve the quality because they’re costly, not affordable to run, or unsafe to operate.

Ventilation Aro Valley

Each living space within a rental property must include at least one open door or window to provide natural ventilation. In addition, high moisture areas such as kitchens or bathrooms should be equipped with an venting fan outside to remove moisture.

A ventilation quality is about recognising that dried air can be less difficult to heat and that the property that is properly ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable and do not need an opening door or window.

Each window, door or Skylight needs to be able to open up to the outside, and stay closed, allowing to circulate fresh air as well as ventilation.

All bathrooms and kitchens and every other room of your house that houses shower, bath cooker or any other moisture-producing item will require proper extractor fan systems that can be vented to the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces that includes extractor fans that are suitable in high moisture areas.

Insulation Aro Valley

Ceiling and underfloor insulation is mandatory in all rental houses from 1 July 2019. Property managers and landlords must make sure the insulation meets standards that are in line with the latest standard. In some instances, current ceiling insulation, or the insulation of the subfloor space may need to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of dampness and mould, as well as making more easy for the house to hold warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" signifies thermal resistance, and is a measure of how well insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Aro Valley Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building; you have to make sure there is somewhere for surface and underground water to flow, and stop it from coming inside. When it is about damp and water, it’s often the concerns you don’t notice that can become a big problem, causing damage to your investment as well as affecting the tenant’s health.

Rental properties should have efficient drainage to remove the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure that water is able to go, and also that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture from entering, if your rental is enclosed between your flooring and soil, a ground-water barrier must be put in place when it’s reasonably practicable to install it.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground, to block any moisture in the ground from entering the building. It also assists in preventing any damage to your underfloor insulation.
