Heating Aro Valley

Rental properties in Aro Valley need to have a stable source of heat that can heat the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs to remain fixed (i.e., not portable), at minimum 1.5 kW of heating capacity, and meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool could be used to determine whether the permanent heater(s) are adequate or whether you will need to ‘top up’ with an additional heater. Fires that are open and unflued heaters like the portable LPG bottle heaters are not considered to be safe heating options in The Healthy Homes Standard.

In most houses, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in certain instances like apartments with small spaces an electric, fixed heater may be sufficient.

If your living space already has a fixed heating source like the heat pump, it might need an update to be able to meet the standards. Some types of heaters can’t be used to achieve the standard since they’re either not effective, cost prohibitive to operate or unsafe to operate.

Aro Valley Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside of the building It’s about having to make sure there is somewhere for surface and underground water to flow, and also stop it from getting into the building. When it comes to moisture and damp it is frequently not apparent that it can cause a lot of trouble that can cause the property to suffer and affecting the tenant’s well-being.

Rental properties need to be equipped with efficient drainage to get rid of floodwaters, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure the water is able to go and that it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture ingress, if your rental has an enclosed gap between floorboards and ground, a ground water barrier should be put in place if it is reasonably practicable to do so.

Ground moisture barriers are typically a polythene sheet laid over the ground to stop any moisture in the ground from entering the property. It also helps prevent water damage to the floor insulation.
