Unreasonable Gaps & Holes

Draught Stopping Aro Valley

Draughts increase the likelihood of lower temperatures in households. A damp house is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draught can be felt from unreasonable gaps or holes that it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the air is clear from a hole or gap, then it is likely to be a gap or hole that needs sealing in some way. Large gaps and cracks should be fixed permanently. Any gaps greater than 3mm that let air into or out of the home require the sealing. For example, if the open fireplace is not in use, it can cause draughts and should be shut from. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed as much as possible.

You don’t require to block up intentional gaps or holes which are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow for movement within the building when the household heats and cools, so that they can still be closed and opened rather than being stuck. We will inspect all windows and doors as part of our Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy homes

Heating Aro Valley

Aro Valley rental properties require a reliable heating source that can warm the largest or main living area to at minimum 18degC, even during the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements to remain fixed (i.e. not portable) and at minimum 1.5 kW in heating capacity, and meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool may be used to check if the current fix heater(s) are sufficient or if you’ll require to ‘top up’ with a new heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters are not considered to be safe heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it must include the thermostat. This will help make the heating more consistent and effective. For most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, like apartments with small spaces the smaller fixed electric heater might be enough.

If the living area already has a fixed heating source, like the heat pump, it might just require a top up to be able to meet the standards. Some types of heaters can’t be used to meet the quality because they’re not efficient, cost prohibitive to operate or are unsafe to operate.

Insulation Aro Valley

Ceiling and underfloor insulation is mandatory on all rental houses from 1 July 2019. All landlords and property managers should make sure the insulation meets the new standard. In some cases, an existing insulation on the ceiling or in the subfloor space may need to be filled with or replaced.

A properly insulated home can help control condensation and lessen the likelihood of mould and damp, and will also make much easier to the household to retain warmth.

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The more R-value is higher, the higher the quality of insulation.

Aro Valley Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building it is also about the outside. You must ensure there is somewhere for surface, rain and ground water to go and stop it from coming inside. When it concerns damp and moisture it’s often not apparent that it could become a major issue, causing damages to your investment and affecting the tenant’s health.

Rental properties should have effective drainage to remove storm water, surface water and groundwater, with the proper outfall or runoff. Making sure the water is able to go and that it isn’t allowed to remain beneath structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture from entering, if your rental has an enclosed gap between your floor and ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground, to block any moisture from the ground from entering the property. It also helps prevent any damage to your underfloor insulation.
