Fines for Failing to Comply

Beginning on July 1st, 2021, if a new or renewed tenancy is signed for an Aro Valley rental property, all Healthy Homes compliance tasks must be finished within 90 days.

Beginning on July 1st, 2021, when a brand new, renewed or varied Tenancy is signed for the Aro Valley rental property, all Healthy Homes compliance work must be taken care of inside of 90 days.

It is important to note that landlords who own multiple rental properties could face additional fines for non-compliance. The most severe penalties are given for the most serious breaches. Landlords with six or more properties could receive fines of up to $50,000, and even as high as $100,000 in the case of hearing claims.

Aro Valley Healthy Homes Compliance Timeframes

Tenancies established between 1 July 2019 to the 30th June in 2021

  • Ceiling and underfloor insulation is required for all Aro Valley and New Zealand rental homes where it’s reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply An Insulation Statement as well as an Insurance Statement should be included in any new, renewed or modified tenancy agreement.
  • Landlords and property managers must keep records that demonstrate the conformance to all Healthy Homes Standard that apply or will be in force to their rental properties.

Starting 1 July 2021

Aro Valley rental properties need to have a stable heating source which can warm the main or largest living area to at minimum 18 degrees Celsius, even on the winter coldest days. Certain kinds of heaters cannot be used to meet the quality since they’re either not efficient, cost prohibitive to operate or are unsafe to operate.
