What are unreasonable gaps and holes?

If you can feel external air entering or a clear draught from a crack or a gap, then it is likely to be a gap or crack that requirements sealing in somehow. Large gaps and cracks should be permanently stopped. Gaps greater than 3mm that allow air to enter or exit into your home require seals. A good heating system is important to ensure well-being homes

Heating Aro Valley

Rental properties in Aro Valley require a reliable heating source that can warm the living room to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to remain fixed (i.e., not portable) and at least 1.5 kW in heating capacity, and must meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool may be used to determine whether the fixed heater(s) are adequate or if you’ll require to "top up" with a new heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters are not considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), then it must have a thermostat. This will make the heating more reliable and effective. For most houses, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartments the smaller fixed electric heater might be enough.

If the living area already has a fixed heating source, like an air conditioner, it might require some additional energy to ensure it meets the requirements. Certain types of heaters cannot be utilised to meet the standard as they are either expensive, inefficient and/or unhealthy to run.

Aro Valley Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the interior of the building; you have to make sure there is somewhere to allow surface, rain or ground water and prevent it from getting inside. When it comes to moisture and damp it’s often not apparent that it could be a huge problem that can cause the property to suffer and harming your tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to get rid of rainwater, storm water and groundwater, with the proper outfall or runoff. Making sure that the water is able to go and that it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between your floor and ground, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is usually a polythene sheet laid over the ground to prevent any moisture present in the ground from rising into the home. It also helps in preventing any damage to your underfloor insulation.
