Fines for Failing to Comply

Since the 1st July of 2021, once a new, renewed or varied contract is signed on an Arakura rental property, all Healthy Homes compliance tasks have to be taken care of inside of 90 days.

Arakura Healthy Homes Compliance Timeframes

Tenancies signed from 1 July 2019 to 30 , June 20,21

  • The insulation of the ceiling and underfloor is a requirement to all Arakura and New Zealand rental houses where it’s reasonably practicable to put in.
  • A Healthy Homes Intent to Comply Statement, an Insulation Statement and an Insurance Statement should be included with any renewal, new or amended tenancy agreement.
  • Property managers and landlords are required to keep records to demonstrate the compliance with each Healthy Homes Standard that apply or will be applicable during the tenancy of your rental home.

From July 1st 2021

  • Property managers and private landlords should make sure their rental properties comply according to Healthy Homes Standard within 90 days of any renewal, new or a change in tenancy.
  • All boarding houses (except Kainga Ora and registered Community Housing Provider Boarding household tenancies) must comply with the Healthy Homes Standard regardless of the time the tenancy began.

From 1 July 2023

  • All homes that are rented out to Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers must comply with the Healthy Homes Standards regardless of when the tenancy first began.

From 1 July 2024

  • All rental houses must comply with the Healthy Homes Standards regardless of the date when the tenancy started.

Heating Arakura

Rental properties in Arakura require a reliable source of heat that can warm the main or largest living space to at least 18degC, even during the most coldest days of the year. If your main living space already has a fixed heating source such as heat pumps, it may need an upgrade in order to comply with the standards. Certain types of heaters cannot be used to meet the quality because they’re not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Arakura
