Draught Stopping Arakura

Draughts increase the likelihood of less temperature in houses. A draughty home costs more to heat, meaning wasting energy and incurring higher costs.

If a draught is noticed from gaps that are not adequate or holes that it needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see an unobstructed draught coming from a hole or gap or crack, then it’s likely a crack or crack that requirements sealing in somehow. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit of your house need to be sealed. For example, if an open fireplace isn’t in use it can cause draughts and must be sealed from. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as far as imaginable.

You don’t require to cover up holes or gaps in the construction. For instance, small gaps around doors and windows could be required to allow for movement within the building when the house warms and cools in order to let them be opened and closed rather than being stuck. We will examine every window and door during our Healthy Homes assessment of your rental property.

Heating Arakura

Arakura rental properties must have a fixed source of heat that is able to heat the principal or the biggest living room to at least 18degC, even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements that it be permanently fixed (i.e., not portable), at least 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity to heat the living space in general. The Heating Assessment Tool can be used to determine whether the existing installed heater(s) are sufficient or whether you will need to ‘top up’ by adding a second heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be suitable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it should be equipped with an thermostat. This will help make your heating more consistent and efficient. In most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In some instances, like small apartment buildings, a smaller fixed electric heater might be enough.

If your main living space already has a permanent heating source, such as a heat pump, then it might just require an upgrade to be able to meet the standards. Some types of heaters can’t be used to meet the quality as they are either expensive, inefficient or are unsafe to operate.

Ventilation Arakura

Each liveable space in a rental property has to have at least one opening window or exterior door to offer natural airflow. In addition, high moisture areas such as kitchens or bathrooms should be equipped with an externally vented extractor to remove moisture.

The ventilation quality is all about recognising that the dry atmosphere is more easy to heat and an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable and do not need an opening window or door.

Every window, door or the skylight requirements for them to be in a position to open to the outside and remain closed, allowing ventilation and fresh air ventilation.

Bathrooms, kitchens, and every other room of your house that houses shower, bath cooker or any other humidity-generating items will require suitable extractor fans that vent out to the outside. We offer a Healthy Homes Assessment service will verify that there is enough air circulation in every living space and will also check for the proper extractor fans in areas with high moisture.

Underfloor and ceiling insulation is a requirement on all rental houses since 1 July 2019. Property managers and landlords are required to make sure that the insulation meets this new standard. In some instances, an existing insulation on the ceiling or in the sub floor space may need to be topped up or replaced.

A house that is well-insulated can reduce condensation, and decrease the risk of dampness and mould, and also makes an easier task to the home to hold heat.

Insulation requirements to meet the R-values of your area.

Arakura Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building It’s about having to ensure there is somewhere for surface and underground water to flow, and stop it from coming into the building. When it comes to moisture and damp it is often not apparent that it can cause a lot of trouble, causing the property to suffer and harming your tenant’s well-being.

Rental properties should be equipped with effective drainage to remove rainwater, storm water, and ground water, including the proper outfall or runoff. Making sure the water has a proper place to go, and that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

Alongside an irrigation system to stop the ingress of moisture, if your apartment has an enclosed gap between your flooring and the surface, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground to stop any moisture in the ground from entering the structure. It also assists in preventing moisture damage to the underfloor insulation.
