Healthy homes matter

What is the reason Healthy Homes Compliance so important?

One in three households the property in New Zealand and Arakura, and research shows us that these rental homes tend to be colder, older and are not as efficient heating and are of lower quality than homes that are owned by the owner.

Damp, mouldy and cold houses are linked to negative well-being outcomes, particularly diseases like colds and influenza, asthma, and heart diseases. Furthermore, people who have reported four or more major house quality problems often experience low life satisfaction and reduced psychological well-being.

Enhancing the quality of Arakura rental property can help tenants enjoy better mental and physical health as well as lessen disruption to work, learning and living due to illness. Your investment will be protected from mildew, mould and damp damages, which means less maintenance costs in the long run.

The Healthy Homes Standard is a list of specific and minimum standards for Heating, Insulation Ventilation, Moisture ingress and Drainage, and Draught-stopping for Arakura rental properties.

Unreasonable Gaps & Holes

Draught Stopping Arakura

Draughts may lead to less temperature in houses. A damp house is more expensive to heat, resulting in wasted money and energy.

If a draught could be noticed from gaps that are not adequate or holes or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see an unobstructed draught coming out of a hole or gap and you are able to feel it, it’s likely to be a gap or crack that needs sealing in the way you can. Cracks or gaps with large gaps must be sealed permanently. Cracks that are greater than 3mm and allow air in or out within the house need the sealing. In the case of an open fireplace isn’t being used, it can create draughts. This must be sealed off. Landlords and property managers are responsible for making sure such draughts are eliminated as far as imaginable.

You don’t require to cover up holes or gaps in the construction. For example, tiny gaps around windows and doors could be required to allow for the movement of the building as the household warms and cools to allow them to be closed and opened rather instead of being stuck. We will examine all doors and windows in the Healthy Homes assessment of your rental property.

Heating Arakura

Arakura rental properties must have a fixed source of heating that can heat the largest or main living space to a minimum of 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heat requirements for it to be permanent (i.e., not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to determine whether the existing fix heater(s) are sufficient or if you’ll require to "top-up" with an additional heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters aren’t considered acceptable heating options in The Healthy Homes Standard.

If the heating you offer is an electric heater or heat source, it should include an thermostat. This makes your heating more consistent and efficient. For most homes, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like small apartment buildings, a smaller fixed electric heater could be enough.

If the living area is already equipped with a fixed heating source, such as heat pumps, it could require an update to make sure it meets the requirements. Certain kinds of heaters cannot be used to meet the quality as they are either expensive, inefficient and/or unhealthy to run.

Ventilation Arakura

Each liveable space in a rental property must contain at minimum one open door or window to offer natural ventilation. Furthermore, moist areas such as kitchens and bathrooms need to have an venting fan outside to get rid of moisture.

It is the ventilation quality is about recognising how the dry atmosphere is much easier to heat and that an apartment that is well-ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallway are not considered liveable and therefore are not require an opening window or door.

Each window, door or skylight needs at least open to the outside and remain at an open angle in order to allow for fresh air circulation and air flow.

The bathrooms in all kitchens and any other room in your house that houses a bath, shower or cooktop, or any other humidity-generating items will require adequate extractor fans that vent to the outdoors. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space with the right extractor fan in high moisture areas.

Insulation Arakura

The insulation of the ceiling and underfloor is mandatory on all rental houses as of July 1st, 2019. Property managers and landlords must make sure that the insulation is up to current quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might require to be filled with or replaced.

A house that is well-insulated can help control condensation and reduce the chances of mould and dampness as well as making more easy to the house to hold warmth.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance, and is a gauge of how well insulation can withstand heat flow. The higher the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Arakura Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about what’s inside the building it’s also about the outside. You must make sure there is somewhere for surface and underground water to flow, and prevent it from getting inside. When it concerns damp and moisture it is often the concerns you don’t notice that could be a huge problem and cause damages to your investment and affecting the tenant’s health.

Properties that are rented must have effective drainage for the removal of rainwater, storm water and ground water, including an appropriate runoff or outfall. Making sure the water is able to go, and it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental is enclosed between your flooring and ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

A ground moisture barrier is typically made of polythene and is laid on top of the ground to stop any moisture from the ground from accumulating into the building. It also helps in preventing moisture damage to the underfloor insulation.
