Unreasonable Gaps & Holes

Draught Stopping Arakura

Draughts are a major cause of dropping temperatures within households. A cold home is more expensive to heat, which means wasting energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a crack or a gap and you can feel it, it’s probably a gap or hole which requirements sealing in somehow. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and let air into or out within your home require sealing. In the case of an open fireplace isn’t in use it could cause draughts, and should be shut off. Landlords and property managers are accountable for making sure such draughts are eliminated as far as imaginable.

You don’t require to block gaps or holes which are part of the building. For example, tiny gaps around windows and doors may be required to allow movement of the structure as the household is heated and cools so that they are able to be closed and opened rather instead of being stuck. We will check all doors and windows during an Healthy Homes assessment of your rental property.

Heating Arakura

Rental properties in Arakura require a reliable source of heat that is able to heat the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source requirements to remain fixed (i.e. not portable) and at least 1.5 horsepower in capacity, and must meet the minimum heating capacity needed for the main living room. The Heating Assessment Tool can be used to determine whether the existing permanent heater(s) are sufficient or whether you will require to "top up" by adding a second heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters are not considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is electric heating (or heat pump), it should have an thermostat. This will help make the heating more uniform and efficient. For most properties, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, like small apartment buildings an electric, fixed heater could be enough.

If your main living space already has a permanent heating source, such as the heat pump, it could need some additional energy to be able to meet the standards. Some types of heaters can’t be utilised to meet the standard because they’re not efficient, cost prohibitive to operate and/or unsafe to run.

Insulation Arakura

Ceiling and underfloor insulation is a requirement to all rental houses since 1 July 2019. All landlords and property managers should make sure the insulation meets the new standard. In some instances, old ceiling insulation as well as insulation within the subfloor space might require to be filled with or replaced.

A well-insulated property can reduce condensation and lower the chance of mould and dampness and it will make an easier task to allow the house to keep the heat.

The "R" stands for thermal resistance and is a measure of how well insulation withstands heat flow. The greater the R-value, the more effective the insulation.

Arakura Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building; you have to make sure there is somewhere for surface and ground water to go and also stop it from getting into the building. When it is about damp and water, it is often the concerns you don’t notice that could become a major issue, causing damages to your investment and harming the tenant’s well-being.

Rental properties should be equipped with effective drainage to get rid of floodwaters, surface water, and ground water, including an appropriate outfall or runoff. Making sure that water is able to go, and it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

Alongside a drainage system to avoid moisture from entering, if your rental has an enclosed gap between your floor and the soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier usually made of polythene and is laid on top of the ground to stop any moisture from the ground from entering the home. It also assists in preventing any damage to your underfloor insulation.
