Unreasonable Gaps & Holes

Draught Stopping Arakura

Draughts increase the likelihood of lower temperatures in homes. A humid home will cost more to heat, meaning wasting energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming from a crack or a gap or crack, then it’s probably a gap or hole which needs sealing in somehow. Large cracks and gaps should be stopped permanently. Gaps greater than 3mm that let air in or out into your home need to be sealed. For instance, if an open fireplace is not in use, it could cause draughts, and should be blocked off. Property managers and landlords are responsible for ensuring that these draughts are stopped in the maximum extent imaginable.

There is no need to block gaps or holes which are part of the building. For instance, small gaps around windows and doors might be necessary to allow for movement within the building when the house is heated and cools to allow them to be closed and opened instead of than sticking. We will inspect all windows and doors during your Healthy Homes assessment of your rental property.

Heating Arakura

Rental properties in Arakura require a reliable source of heating that is able to heat the main or largest living space to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements that it be permanently fixed (i.e., not portable) and at minimum 1.5 kW of heating capacity, and it must have the minimum capacity for heating required for the main living room. A Heating Assessment Tool can be used to determine whether the existing installed heater(s) are sufficient or if you’ll need to ‘top up’ by adding a second heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it requirements to have a thermostat. This will help make the heating more uniform and efficient. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, such as small apartments small apartments, a smaller electric fixed heater might be enough.

If your living space is already equipped with a fixed heating source, such as heat pumps, it might just require a top up to make sure it meets the requirements. Certain types of heaters cannot be used to achieve the quality as they are either expensive, inefficient and/or unhealthy to run.

Ventilation Arakura

Every living space in a rental house must have at least one opening window or exterior door to offer natural ventilation. In addition, humid spaces like kitchens and bathrooms must have a suitable externally vented extractor fan to get rid of moisture.

A ventilation standard is all about acknowledging how dry air is easier to heat, and that a well ventilated rental property is less likely to grow damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallways are not living spaces and therefore do not need an opening door or window.

Each window, door or skylight needs at least to open up to the outside, and stay at an open angle, allowing to circulate fresh air as well as air flow.

Bathrooms, kitchens, and any other area in your property with shower, bath and cooktop or another moisture generating item will require proper extractor fan systems that can be vented towards the outside. The Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Arakura

Ceiling and underfloor insulation is required for all rent homes since 1 July 2019. All landlords and property managers should make sure that the insulation is in line with this new standard. In some cases, old ceiling insulation as well as insulation within the sub floor space might require to be topped up or replaced.

A well-insulated house can help control condensation and lower the chance of dampness and mould, as well as making more easy to the household to retain the heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance and is a measure of how well insulation resists heat flow. The higher the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Arakura Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside of the building it is also about the outside. You must ensure there is somewhere to allow surface, rain as well as groundwater to move and stop it from coming into the building. When it is about damp and water, it is usually what you don’t see that can become a big problem and end up causing damages to your investment and affecting the tenant’s health.

Rental properties need to have efficient drainage for the removal of storm water, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure the water has a place to go, and also that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between the floor and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground, to block any moisture in the ground from accumulating into the property. It also helps in preventing from causing damage to the flooring insulation.
