Healthy homes matter

What are the reasons why Healthy Homes Compliance so Important?

A majority of households rent in New Zealand and Arakura, and research indicates that rental houses are most likely to be older, colder, have less effective heating and tend to be of poorer quality than owner occupied properties.

The damp, cold and mouldy houses can have negative health outcomes, especially for diseases like colds and flu, asthma and heart diseases. In addition, people who reported four or more major issues with their housing often have low life satisfaction and reduced mental wellbeing.

Enhancing the standard of Arakura rental property can allow tenants to experience better physical and mental health and reduce the interruption to learning, work and living because of health issues. Your investment will also be better safeguarded from mildew, mould and damp , which means less costs of maintenance in the long run.

The Healthy Homes Standards are a list of specific and minimum standards for Heating, Insulation Ventilation, Moisture ingress and Drainage, as well Draught Control within Arakura rental properties.

Unreasonable Gaps & Holes

Draught Stopping Arakura

Draughts increase the likelihood of less temperature in homes. A damp home costs more to heat, which means wasting energy and resulting in higher bills.

If a draught is felt through gaps that are too large or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a crack or a gap or crack, then it is likely to be a gap or crack that requirements sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that allow air to enter or exit within your home need to be sealed. In the case of an open fireplace isn’t in use it could cause draughts, and should be blocked off. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed whenever possible.

You don’t require to block holes or gaps which are part of the building. For example, tiny gaps around windows and doors might be necessary to allow movement of the structure when the house is heated and cools to allow them to be shut and opened, rather than securing. We will check every window and door in an Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy homes

Heating Arakura

Arakura rental properties should have a permanent source of heating which can warm the living area to at minimum 18degC, even during the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to remain fixed (i.e. not portable) and at least 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity for the main living room. A Heating Assessment Tool may be used to determine whether the current installed heater(s) are adequate or whether you will require to "top up" by adding a second heater. Open fires and unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump, it needs to include the thermostat. This makes your heating more consistent and effective. In most homes, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in some cases like apartments with small spaces the smaller fixed electric heater could be enough.

If your living space already has a fixed heating source like a heat pump, then it might just need some additional energy in order to comply with the standards. Some types of heaters can’t be used to comply with the standard since they’re either not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Arakura

Every living space in the rental property should have at least one openable windows or an exterior door to provide natural ventilation. In addition, humid areas like kitchens and bathrooms should be equipped with an externally vented extractor to eliminate moisture.

The ventilation quality is all about recognising the fact that the dry atmosphere is much easier to heat and that a property that is well ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallway are not considered liveable and therefore are not need an opening window or door.

Each window, door or the skylight requirements to be able of opening to the outside while remaining at an open angle, allowing to circulate fresh air as well as ventilation.

All bathrooms and kitchens and every other room of your property with a bath, shower cooker or any other moisture generating item will require suitable extractor fans that can be vented to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in areas with high moisture.

Insulation Arakura

Underfloor and ceiling insulation is a requirement for all rent homes from 1 July 2019. All landlords and property managers should make sure that the insulation is up to the new quality. In some cases, current ceiling insulation, or the insulation of the sub floor space may require to be replaced or replaced.

A well-insulated house can help control condensation and lessen the likelihood of mould and dampness and also makes more easy to the household to retain heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" stands for thermal resistance and it is a measurement of how well insulation resists heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Arakura Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside but you must ensure there is somewhere for surface, rain and ground water to go, and prevent it from getting into the building. When it is damp and moisture, it’s usually what you don’t see that could become a major issue, causing damage to your investment as well as harming the tenant’s health.

Rental properties should have effective drainage to eliminate rainwater, storm water, and groundwater, with an appropriate outfall or runoff. Making sure that the water has a place to go, and that it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to avoid water ingress, if the property has an enclosed space between your flooring and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground, in order to block any moisture that is present in the ground from rising into the building. It also assists in preventing from causing damage to the flooring insulation.
