Unreasonable Gaps & Holes

Draught Stopping Arakura

Draughts can lead to dropping temperatures within households. A cold house will cost more to heat, meaning wasting energy and incurring higher costs.

If a draught could be noticed from gaps that are not adequate or holes that it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or a clear draught out of a hole or gap and you are able to feel it, it is likely to be a gap or hole that needs sealing in some way. Cracks and gaps that are large should be fixed permanently. Any gaps greater than 3mm that allow air in or out within the house need the sealing. In the case of an open fireplace isn’t being used, it can create draughts. This should be blocked from. Property managers and landlords are responsible for making sure such draughts are eliminated as much as possible.

There is no need to block off holes or gaps which are part of the construction. For instance, small gaps around doors and windows might be necessary to allow for the movement of the structure when the home heats and cools, so that they can still be shut and opened, rather instead of being stuck. We will test all windows and doors as part of our Healthy Homes assessment of your rental property.

Adequate heaters are important for healthy houses

Heating Arakura

Rental properties in Arakura need to have a stable source of heat that can heat the principal or the biggest living room to at least 18degC even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs for it to be permanent (i.e. not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and meet the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine if the installed heater(s) are sufficient or if you’ll require to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be acceptable heating options under the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat source, it must include a thermostat. This will make the heating more consistent and efficient. For most homes, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances like small apartments the smaller fixed electric heater may be sufficient.

If the living area already has a central heating source like the heat pump, it might need an update to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either costly, not affordable to run, and/or unsafe to run.

Ventilation Arakura

Each liveable space in a rental property must include at least one open window or exterior door to offer natural airflow. Furthermore, moist areas like kitchens and bathrooms should be equipped with an externally vented extractor to take moisture away.

A ventilation standard is all about understanding that dried air can be less difficult to heat, and that the property that is properly ventilated is less likely to develop damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable and therefore do not need an opening window or door.

Each window, door , or skylight requirements for them to be in a position of opening to the outside, and stay closed in order to allow to circulate fresh air as well as air flow.

All kitchens and bathrooms, as well as any other space in your house that houses shower, bath cooker or any other water-generating appliance will need proper extractor fan systems that can be vented to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Arakura

Underfloor and ceiling insulation is required to all rental homes as of July 1st, 2019. All landlords and property managers are required to make sure that the insulation is up to standards that are in line with the latest quality. In some instances, an existing insulation on the ceiling or in the sub floor space might require to be replaced or replaced.

A properly insulated home can reduce condensation and lower the chance of mould and dampness, and it will make an easier task to the household to keep heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" signifies thermal resistance and is a measure of how well the insulation can withstand heat flow. The higher the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Arakura Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside It’s about having to ensure there is somewhere for surface as well as groundwater to move, and stop it from coming into the building. When it comes to moisture and damp it’s usually what you don’t see that can cause a lot of trouble and cause damages to your investment and harming the tenant’s well-being.

Rental properties need to be equipped with effective drainage to get rid of storm water, surface water and ground water, including the proper outfall or runoff. Making sure that the water is able to go, and that it can’t linger underneath the structures is an crucial aspect of keeping your property dry.

Alongside a drainage system to avoid moisture from entering, if your rental has an enclosed gap between floorboards and ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are generally a sheet of polythene that is placed over the ground to stop any moisture present in the ground from accumulating into the structure. It also helps prevent from causing damage to the flooring insulation.
